What we do


For most people, buying or selling real estate is the single largest and important financial transaction of their life. There are numerous individuals, companies and entities involved in one way or another with a real estate transaction. The individual that will have the greatest impact on the transaction is the real estate attorney. This is the most important professional in the process. It is the attorney that will advise and guide you through this transaction and will protect you in every legal aspect of the transaction. For nearly all purchases and sales, there will be title searches and title opinions, tax pro-rations, HOA assessments, insurances matters from wind & hail to homeowner to flood to title insurance. There will be large amounts of money that will be held in trust and disbursed. Bank loans will be processed and the attorney will prepare mortgages, promissory notes, affidavits, various agreements, and other such lending documentation. A settlement statement will be prepared and all of the money that is involved in the transaction will be reflected on the statement, which is referred to as the HUD for short. These are just a few of the major aspects of a real estate closing and just briefly outline the importance for selecting the right attorney to protect you through this very, very important process.

We are conveniently located in the Myrtle Beach area of Horry County, SC, and we conduct closings for Horry and Georgetown Counties. We have full-time licensed and fully insured title abstractors for out title searches and we are very proud of our quick and efficient turn around time.

Attorney Fees

While the market continues to struggle to get back on its feet, we are doing our part in conducting real estate closings at a reduced rate. We know that every effort that can be made to give the market a boost and help jump start the economy counts. Therefore, we have lowered our attorney fees and are currently only charging $375.00 for the buyer and $165.00 for the seller.

Incidental closing costs

Everybody knows that there are always other costs involved when someone buys or sells real estate, and we do not believe in surprises. We therefore have a Rate Sheet that shows the potential costs of a closing and we encourage people to request on which we will immediately send to them. Our practice is for everyone to know what all the costs will be up front, not when its time to sign.

Free consultation ---- free contract evaluation and consultation

With signing in mind, we also offer to advise people on any contract that has been presented to them and we do so absolutely free of charge. In addition to a free contract consultation, we will meet with you or take your calls and answer any question you may have. We have never charged for a consultation and never will.
